Duval Auto Parts was a family owned business and a staple of the Forest community for many years. It was one of the area's largest and oldest salvage yards, and overtime, the community had literally grown up around it.
When the owner decided to retire and move on, the property was put on the market for sale. We became involved after another broker wasn't able to generate any interest in the property. It was a unique site totaling just under 15 acres and offered many possibilities for redevelopment. We began by researching the viability of connecting to the BRWA forced sewer main that crossed the back of the property and worked to facilitate and bring sewer to the site. That turned out to be a game changer for the property, and it opened the property to a wider variety of users and was a catalyst for the development of the property.
Next, we determined that by subdividing the property, we could increase the overall value. The property was subdivided, and the smaller buildings were sold and redeveloped into retail spaces.
Additionally, the lower level of the building was converted to multiple bays for contractor storage. The Tenants currently include;
The former Engine and Transmisson storage warehouse was converted into Retail and office space with a modern industrial feel and currently houses the following Tenants:
The remainder of the property was redeveloped into an automobile dealership and automotive repair business.
In the process, we removed 180 junked cars from the site, and obtained a clean environmental report for the property. It was also the catalyst for BRWA sewer service to extend down the corridor of Burn Bridge Rd, greatly benefiting the adjacent property owners.
It was truly a win-win for the property owner, the end users, and the community at large. The property was subsequently sold after redevelopment and was a very profitable developmental opportunity.
